2025 year-end review

We saw substantial price increases for the most desirable properties, particularly stylish homes and those within secure estates. As a rising tide floats all boats, so all properties in the area have experienced healthy double digit price growth in 2025.The first two months in 2026 have shown this trend has not abated, with property experts predicting a slowing down only in 2027.While there is a common perception that overseas buyers are driving these higher prices, it is important to note that the vast majority of purchasers in Constantia—over 80%—are South Africans. There is also huge demand from developers for land for 'mini-estates'...ie 3 modern houses on an erf that used to have only one. Another noticeable trend is that buyers are increasingly prioritizing the style of the house and garden over specific micro-locations within Constantia.
