With a potential interest rate cut on the cards in the next two months, and the traditionally busier summer season and hopefully an end to the wet weather ahead, the property market looks set for a return of some exuberance. The expectation is for two cuts of 25bps each in September and November. Propstats data for example shows that despite a slower market, the Kenilworth/Claremont/Harfield Village areas have continued to see good activity this year. In Kenilworth, houses have transacted this year at an average selling price of around R2.98M with most sales between R1.9M and R2.9M, and several sales above the R3M price band.
The Claremont area currently boasts a freehold price of around R4.8M with about 36% of sales above the R5 million price mark. Harfield Village boasts an average price of around R3M with most of the recent sales concluded above this price ranging to R4.25M.
