Constantia sellers, you can maximise your selling price

Constantia has been one of the best performing property markets in the country over the last few years, and the market is going up in value quite quickly, according to Nikki Edenborough and Faith Knight, property specialists with Seeff.

Professionals, families, semigration and international buyers from Europe and the UK continue flocking to the area, drawn by the prestige and quality suburban lifestyle. The green surroundings, top-tier schools, and access to the country's oldest wine valley with its farms, and restaurants and amenities add to the strong property demand.

The suburb is seen as an excellent investment not just in lifestyle, but also in bricks and mortar. Sales for this year for the whole Constantia area already tops about R1.8 billion. Property values have appreciated tremendously, basically doubling over the last decade to R9.3 million on average.

Demand is high, and much of the stock for sale on the market has been depleted. It is a good phase for sellers. However, many sellers are focusing on low commission, rather than the value that the right agent can bring. They mistakenly believe that any agent can get them the price that they believe their property is worth.

The asking price, however, is seldom the price that the property sells for, say Nikki and Faith. This is clearly reflected in the sales data which shows that sellers often have to settle for a lower price than what they could have achieved if they had worked with more experienced agents.

The final selling price is unknowable, and the market is going up in value quickly. A good agent with a super keen buyer (who had lost out before) could achieve a price that is way over the expected value.

This is illustrated by two recent sales concluded by Nikki and Faith.

The first is a property in Martius Way which failed to sell at an asking price of R3.995 million in 2022. They listed it at R4.9 million on the 30th of July, and sold it for R5.2 million with 6 offers made - that is R300,000 more than the asking price.

The second relates to a property in Bridlewood Estate which the agents sold for the full asking price of R9.5 million within just one day of listing it. This was 10% higher than the last sale concluded by the agents in the Estate, just six months earlier, and to a buyer who had recently missed out on a previous property. It would have achieved over asking price had the sellers not refused to consider other offers.
