Sales data shows that the Rondebosch East property market is not only resilient, but is booming with last year's property transaction higher compared to the prior year, according to Lightstone data.
The central location and access to top schools is a big driver of the demand, says Mariam Rahman, property specialist with Seeff. As with most areas, sales boomed during the low-interest, pandemic period and dipped when the interest rate was hike again. Last year's transactions, however, showed a significant uptick, boosted by the interest rate cuts.
Property values have also seen good appreciation over the last decade, says Mariam. The average price for sectional title property now stands at around R1.3 million, up by about 50% over the last decade. The freehold average house price has practically doubled during the same time, now standing at around R2.9 million.
Demand is driven primarily by first-time home buyers, typically families seeking their first family home, or families relocating from other suburbs who are renting, says Mariam. The suburb is also popular with investors looking for properties suitable for the rental market.
Buyers are looking to settle in Rondebosch East for its proximity to schools, religious institutions, main arterial roads, and various amenities. Residents appreciate the family-oriented community and the general vibrancy of the suburb. The University of Cape Town is also close by, as well as several hospitals and medical centres, making it an attractive choice for doctors, nurses, and other medical staff to live.
According to Lightstone, 68% of property owners have lived here for more than 11-years. For those looking to sell, perhaps to scale down, now might be an excellent time to do so given the current high demand.
