It's an unprecedented seller's market for Bergvliet

While many areas have seen slower property sales over the last year, there has been unprecedented demand in the suburb of Bergvliet with properties selling so fast that there is now basically nothing available on the market. There are currently no listings on Property24, which is highly unusual, says Sharyn Dabbs, property specialist from Seeff Southern Suburbs.

This has created a great opportunity for those thinking of selling to capitalise on the current buoyant selling conditions. The combination of strong demand, high prices, and a lack of competition means you can achieve a premium price for your home.

Market data shows that sales volumes over the last two years are still well ahead of the pre-pandemic period with prices lifting notably and the average selling price just now over R5 million. Prices hiked by 44.28% (from R3.5m to R5.05m) since 2019, and by 12.22% from last year.

The high demand and low supply mean properties are selling fast, often within a day to a month of coming onto the market. Sellers are achieving within 5% of their asking prices, and often close to, or full asking price.

Over half of Bergvliet's homeowners have lived here for more than 11 years, and Sharyn says it is an excellent time for those looking to sell. Buyers are mostly families drawn to the suburban lifestyle, green parks, top schools, amenities, and proximity to the Constantia Wine Route. The strong sense of community and effective local security add to the area's appeal.
