Kenilworth Upper - Sectional Title Market Update | July 2025

MARKET OVERVIEW

July saw the market condition, at play for the better part of this year, continue to define the marketplace.

Stock remains in very short supply, demand (if anything) has increased and we continue to achieve record sale prices as a result of this highly competitive arena.

Number of sales remain few in number - but the prices achieved for those that do come to market are out of kilter with any market of recent years.

If ever there was a time not to have your property assessed in terms of past sales performance at your sectional title block or estate, it is now.

Even the miserable winter, traditionally the 'off-season' in the sales calendar, has not dampened the appetite for buyers to acquire a property.

JULY SALES IN YOUR AREA.

Drawing on Propstats, the primary property-sale data base, just one sectional title sale was recorded in Kenilworth Upper during the month of July.

This is a sale I brokered at Ivanhoe in Braeside Road.

This 63 square metre, one bedroom character apartment with beautiful timber flooring and an upgraded kitchen and bathroom as well as a garage listed bullishly at R1 750 000.

I closed a sale at full asking price within four days of listing.

This represents a 37.25% increase in value - per square metre - since the last sale of a 63 square metre unit at Ivanhoe that occurred in April 2022

Interestingly - the sale at this block that is the most recent to my sale of July occurred during May 2024.

  • That unit sold for R19 551 per square metre.
  • My sale in July equates to R27 777 per square metre.

Such is the market!
