Kirstenhof Market Update & Seeff Southern Suburbs Awards

I am delighted to be an Achiever Award Winner in the Solitaire Sales Category for the highest Rand-value sold last year at the recently held Seeff National Agent Awards.

Seeff Southern Suburbs enjoyed an exceptional year as one of the most awarded regions with 17 agents (including Hout Bay) achieving top honours across various sales and rentals categories.

A key emerging trend from the Covid Lockdowns has been a move back to the suburbs as buyers look for a better quality lifestyle closer to home. The Constantiaberg area has always been a high-demand area known for its suburban lifestyle and proximity to city amenities and top schools.  Kirstenhof achieved results with excellent activity over the last year despite the economic and Pandemic-related challenges.

Given that the Pandemic will continue placing constraints on our movements for the greater part of the year ahead, buyers are expected to continue migrating to our areas where they can enjoy a lifestyle close to home in relative safety.

PropStats data shows that where sellers are pricing correctly for the current market, they are achieving close to their asking prices, often within 5%-7% in the price bands below R3 million, especially in areas such as Kirstenhof. In the upper price bands in areas such as Steenberg, the price gap is generally considerably wider, often upwards of 10% to 15%.

It is still a great time to sell with the proviso that you price within the parameters of current demand. Working with a skilled area expert is often the difference between achieving a sale or your property remaining on the market unsold.
