Newlands - Sectional Title Market Update | October 2025

October was yet another very quiet month on the sales front in Newlands with no sectional title sales recorded by Propstats.

For comparative purposes I have assessed the number of sectional sales that occurred in Newlands during 2024 and then compared with number of sales so far this year.

• Total sales - 2024 = 32
• All sales - January 2025 to end-October 2025 = 14

The two apartment blocks at which (and usually) the most sales occur are Montebello and Sevenoaks.

Thus far this year (and we are at the end of it) there have been a total of:

• Two sales at Montebello - I brokered both sales.
• In 2024 there was a total of nine sales.

• Three sales at Sevenoaks of which I brokered two.
• In 2024 there was a total of five sales.

It is clear that the volume of sales has dropped appreciably.
