Newlands - Sectional Title Market Update | September 2025

September saw a slight uptick in market activity in your part of the world.

Propstats recorded two sectional title sales in Newlands during the month of September.

The first occurred at Monorgan Mews that is located on Campground Road, opposite the old cricket grounds.

This 111 sqm, two bedroom, two bathroom apartment sold for R5 900 000.

The second sale occurred at Montebello, just below SACS and represents a game-changer in the market trends at this flagship apartment estate.

I brokered this sale, giving me a 50% market share in Newlands for the month under review.

This 1^st floor apartment in A block has broken all previous records at Montebello.

In extent, this apartment measures 98 sqm under roof and offers two bedrooms and two bathrooms. It had enjoyed an extensive renovation including the installation of a small second bathroom and the integration of the original kitchen with the living room.

Being on the 1^st floor, this apartment offers an expansive balcony terrace of some 60 sqm, overlooking the gardens.

A particular challenge was the fact that the outlook is rather dominated by the rather unattractive, face brick flank of B block.

Despite this drawback, the listing created considerable interest in the market and an offer was promptly forthcoming.

This apartment sold for R4 250 000, smashing the R4 000 000 ceiling by an appreciable margin.

The most recent sale of a two bedroom/two bathroom unit of the same size occurred during May. I brokered that sale as well. That unit, with a more preferred elevation and a considerably more attractive outlook sold for R3 750 000 - being a record price at that time.

The sale of unit 117 at R500 000 more in the space of four months is remarkable and has established a new precedent at Montebello from which all owners shall benefit.
