Rondebosch houses selling fast, and for top prices

The Cape Town property market continues to be the standout performer, consistently outpacing national averages in sales and house price growth. Areas such as Rondebosch in particular have seen slightly stronger performance this year compared to other areas.

The convenient location, top-tier schools, proximity to the University of Cape Town, and well-maintained infrastructure being strong drivers of the demand for homes with properties often selling faster and closer to asking prices.

For the period January to July 2025, Propstats data shows a total of 26 freehold houses sold for the combined value of just over R216 million (R216,760,000). The average sale price for this year stands at around R8.3 million (R8,336,923) which is considerably higher compared to the first half of 2024, largely due to more high value sales this year due to the high demand.

As a result, sellers have achieved excellent prices with the average gap between asking and selling prices standing at 7.3%. However, some 65% of sales were concluded for closer to or just about the full asking price.

The time that it takes to sell a property has remained much the same as last year at 55 days (7.85 weeks) on average. Due to the high demand, over 60% of properties sold at a faster rate with some concluded within just one day to a week.

Sellers have achieved excellent prices with some 80% of all sales this year over R5 million (up from 60% last year). More sales over R10 million, comprising some 26% of all sales, were also concluded in the first half of this year at prices ranging from R10.3 million to R17.55 million.

At least 10 of these sales are over R5 million with two of these over R10 million. A remarkable 75% were concluded at a faster pace compared to the rest of the market, achieving within 5% to full asking price. Two thirds of all sales were done within a day to a month of listing.
